- Should only be used
to describe the
physical attributes of the
property.
- Should not contain
financial information such as VA
Repo, Foreclosure, As Is, etc. as these
choices can now be easily and
efficiently searched in the
“Sale Conditions”
field.
- May contain Builder
Model, but should not contain
Builder Name,
even if it is a re-sale, as this is
considered contact information.
- As an example,
suppose a home had been built in
January 2005, sold in February 2005,
and then re-listed in September
2005. It would be considered a
resale, but if the builder is still
building homes in the area, then the
reference to Builder Name would be
providing “contact” information for
the builder, just the same as any
reference to a brokerage would be
considered contact information. RSC
does not have the resources to
research whether a listing is for a
new property, a re-sale, or the
status of building projects in an
area. Consequently there is a
uniform
restriction on Builder Name
in these remarks. You may, however,
include Builder Name in the
Showing/Agent
Remarks field.
- "Branded”
Prospect Email May be Blocked by Client’s
ISP
- RSC has received a
few tech calls where the agent has added
an extension, or a “brand” to their
prospect email.
Apparently the purpose of the “brand” is
to customize their emails. However,
please be aware that some ISP’s
(Internet Service Providers) may view
this branding as spam and may block the
branded email from reaching its
recipient. So even though the email is
successfully sent from the TEMPO server,
it is blocked when it reaches the
prospect’s ISP and as a result, the
prospect never gets the listing
information that was sent by the agent.
A hypothetical example of a branded
Prospect email would look something like
this,
johnclient@aol.com.addabrand.com.
- A Few Notes from
the Last TEMPO Publish
- “Agent” report was
re-named “Showing” report.
- On the “Short” report
the Property Description Remarks were
replaced with the Showing/Agent
Remarks. The Property Description
Remarks still display on the “Customer
Short” report.
- New fields, “Type
Listing Agreement” and “Service Level”
were added to the input worksheets.
- References to “See
Remarks” were changed to “See Property
Description Remarks”.
- In the fields that
are agent-specific, the choice “See
Remarks” was changed to “See Show/Agent
Remarks”.
