New El Paso Search and REALIST Updates     6/13/2005

EL PASO CROSS REFERENCE INDEX FOR REALIST SEARCHES:

 

A new “County Records Index” is now available.  This RSC staff-created program allows users to search the El Paso County Assessor data by Top and Side Coordinates, Sold Date or Above Grade Sq Ft. When the program returns matches, you may use the schedule numbers to identify properties for a Realist Tax ID/Property ID Search. 

 

The link to this new program is located on the “Sidebar” in the TEMPO® system.  At the Sidebar, go to MLS Links, then County Record Index. For help on using the TEMPO® Sidebar, click on the ? in the upper-right of TEMPO® window and look up "Sidebar".

 

REALIST SQ FT HELP:

 

First American, which provides the REALIST county records system, has updated their program to be more consistent with how PPMLS Participants use square feet information.  Currently, El Paso, Teller, and Douglas have been updated.  Pueblo and other counties will follow.

 

EL PASO:  as provided by county and/or Realist calculations.

  • First Floor Area
  • Abv Fir Floor (This may also include Half Story when applicable.)
  • Abv Grade Sq Ft = First Floor plus Above First Floor
  • Fin Bsmt Area
  • Unfin Bsmt Area = Basement Area less Finished Basement Area
  • Tot Bsmt Area
  • Tot Liv Bldg Area = First Floor plus Above First Floor plus Finished Basement
  • Gross Bldg less Gar = Total Living Area plus Unfinished Bsmt.  Does not include Garage.  If there are multiple buildings on the parcel, the “Detail” page reflects all buildings. 
  • Garage Area

 TELLER: as provided by County.

  • Fin Bsmt Area
  • Bsmt Sq Ft (This may include a Parking space.)
  • Tot Liv Less Bsmt
  • Garage Area

 DOUGLAS: as provided by County.

  • Fin Bsmt Area
  • Unfin Bsmt Area
  • Tot Bsmt Area
  • Tot Liv Less Bsmt
  • Garage Area

 

Within the next few weeks the following changes for Pueblo and other counties will be made.

PUEBLO: as provided by County and/or Realist calculations.

  • First Floor Area
  • Abv Fir Floor
  • Half Story
  • Fin Bsmt Area
  • Unfin Bsmt Area
  • Tot Bsmt Area
  • Tot Liv Bldg Area
  • Garage Area

ADAMS, ARAPAHOE, BOULDER, BROOMFIELD, DENVER, ELBERT, FREMONT,  JEFFERSON, LARIMER, PARK, WELD -  The following fields will be displayed when provided by those counties:

 

  • Tot Bsmt Area
  • Fin Bsmt Area
  • Tot Liv Bldg Area
  • Gross Bldg Area
  • Garage Area

FARES SQ FT – will be eliminated and will not be referenced on any of the reports for the 15 counties.  (This will be a phase-in process.  El Paso, Teller, and Douglas will be done first, with Pueblo and other counties following.)

 

REALIST REVERSE LINK TO TEMPO® SYSTEM:

 

As of June 8, 2005 in the Realist system, users may now link back to the corresponding property in the TEMPO® System.  TEMPO® will retrieve the Active status listing in the Long/Primary Photo format. 

 

We have submitted a programming request to retrieve non-Active status listings, as well.  When implemented, TEMPO® will retrieve the corresponding listings in the Short format.

 

TEMPO SALE CONDITIONS FIELD:

 

Just a reminder that the new field, Sale Conditions, is available and is being searched upon.  This is a required field.  Consequently, if you have added or edited a listing within the last few weeks you would have been prompted for a selection for this field.  If not, consider editing your listing to reflect any applicable Sale Conditions choices such as “Sold As Is”, “HUD Repo”, “VA Repo”, “Affordable Housing Subsidy Available”, etc.
