The PPMLS Tempo® System programming “Publish” tentatively scheduled for June 3, 2008 has been rescheduled for June 10th, this will include the updates and changes listed below:
Virtual
Tours: Virtual Tours sent to RSC for upload after June 10, 2008 will continue to be charged $10. This includes tours submitted by venders on your behalf! If RSC uploads it, there will be a $10 charge – no exceptions. PLEASE NOTIFY YOUR VENDERS OF THE POLICY CHANGE. Remember that Virtual Tours that are loaded into the Tempo system are not attached to Customer reports, Client Webpage, or IDX files. |
| Quick Search and Custom Search: an option will be added to support “NOT” search functionality for Area searches. |
| Main Level Bedroom: was added as a new field in the January 2008 Publish. To ensure better search results, a database clean-up will be done to auto populate this field with "Yes" if “Main” is chosen in any of the following fields: Master Bed Level, 2nd Bed Level, 3rd Bed Level, 4th Bed Level, or 5th Bed Level. Additionally, "No" will become the default choice for Main Level Bedroom. |

Sale
Conditions:
will be split into two separate fields: The following choices that are currently under Sale Conditions (Optional Disclosures) will now be selections under the Mandatory Disclosures field: Agent/Owner, Auction-Absolute, Auction-Reserve, Colorado Time Share, Leasehold Title Interest in Land, Not Applicable, See Show/Agent Remarks. In addition, any existing data stored in those choices will be moved to the Mandatory Disclosures field. The Residential, Income, Land, and Farm Quick Search Screens will be modified to include both fields. The fields will appear as Custom Search and Custom Reports selections, as well. Optional Disclosures and Mandatory Disclosures will be added to the Showing/Agent and all Long reports (in the same location as the current Sale Conditions field under the Offers/Financial section). These fields are not available on the Customer reports. These changes were implemented as a result of discussion at the RSC Board of Directors meeting and subsequent legal counsel review of the Sales Conditions field. |

Floor Plan: A validation rule will be added to the Lower Level Sq Ft and % Lower Finished fields. If the Floor Plan selected is “Ranch”, “1.5 Story”, “2 Story”, or “3 Story”, the system will auto-populate Lower Level Sq Ft and % Lower Finished with zero (0). Additionally, the system will not allow values greater than zero (0) for Lower Level Sq Ft and % Lower Finished if Ranch, 1.5 Story, 2 Story, or 3 Story is selected for Floor Plan. These changes were implemented at the recommendation of the Sq Ft Task Force that was initiated by the RSC Board of Directors to help standardize the input of square foot values. These changes will be in effect for any new listings entered or changes to existing listings after June 10, 2008. Please refer to the House Measuring Guides, and the revised Input Worksheets. |
| Fee Includes: The selection “Covenant Enforcement” will be added to the Fee Includes pick list. |
| Garage Type-Available: System will now allow users to input a zero (0) in Garage Spaces if “Available” is chosen for the Garage Type field. |
| Expiration Date: A new validation check will be added to Expiration Date when entering a new listing or changing the listing status to ensure that the expiration date entered is equal to or greater than both the current date and the list date. |
| Status Change-10 Day Rule: A new validation check will be added to Under Contract Date, Cancel Date, and Pending Date in the Change Status/Price screen. This check will ensure that the dates entered are not older than ten (10) days from the current date. |
| CMA Wizard: Sale Concessions will be added to the list of available comparison fields in the CMA Wizard. |

Reports: * Original List Price has been added to the list of available fields in Custom Reports. * The Activity Report will be removed from the system. * Office Inventory, Current Listings by Expiration and Ranking Reports will be formatted for printing so listings are not “split” between printed pages. * In the NAR Report incorrect Median Values for Single Family and Condo/Co-op columns have been corrected. |
