BOOK STATISTICS – explanation of column headers

Reported (Transaction/Activity) date is used for calculations.  Does not use Status Date.  Dates are through, not to.

 

Listing Activity:

 

The report has 4 major columnar sections: category/Area, active listings, new listings, and off market listings.

 

Category – see Book Statistics Sort Order.  There are four Category 1 – Residential property types.  Property Types Single Family and Patio are combined.  Property Types Condo and Townhome are combined.

 

# List Active – number of listings currently in Active status (by row).  Example:  4,510 represents the number of Single Family/Patio listings that are Active as of approximately 2:00 p.m. on August 5, 2004.  If I run the report again tomorrow, this value will have changed.  It ignores the Reported Date time period.

 

% of List – this number represents the percentage of New Listings when that row is compared to the # List Active grand total.  Example:   8080/4510 = 55.8%.  Out of all the Active listings in the system, 55.8% of them are Single Family/Patio.

 

Total Dollar Volume – represents the total dollar volume for that row.  Example:   $1,342,349,058 represents the total dollar volume of 4,510 Active Single Family/Patio listings.

 

% of Dollars – represents the percentage of the Total Dollar Volume of that row compared with the Total Dollar Volume grand total.  Example:  $1,342,349,058/$1,853,249,486 = 72.4%.

 

Med List Price – represents the median list price for all the Active listings in that row. 

 

Avg List Price – represents the Total Dollar volume for all the Active listings in that row divided by the total number of listings in that row.  Example:  $1,342,349,058/4510 listings = $297,638.

 

# List New – represents the number of new listings in that row that entered the system during the requested Reported Date period.  Does not matter what the current status of the listing is.  Any listing that was assigned a new unique MLS # is considered new.  Example:  2,122 new Single Family/Patio listings were added to the system in July 2004.

 

Med Price New List – median list price for the new listings in that row.

 

Avg Price New List – average list price for the new listing in that row. The Total Dollar Volume of new listings does not display on the report.

 

BOM – number of listings for that row that went Back On Market during the Reported Date period.  Does not matter what the current status of the listing is.  Does not matter when the listing was assigned a new listing number.  Example:  In July 2004, 279 Single Family/Patio listings went BOM.

 

PND – number of listings for that row that went to the Pending status during the Reported Date period.  Does not matter what the current status of the listing is, or when it became a new listing..

 

EXP – number of listings for that row that went to the Expired status during the Reported Date period.  Does not matter what the current status of the listing is, or when it became a new listing.

 

WTH – number of listings for that row that went to the Withdrawn status during the Reported Date period.  Does not matter what the current status of the listing is, or when it became a new listing..

 

Note:  If, for example, during a Reported Date period a listing changed from Active to Pending, and then from Pending to Withdrawn, it would actually be counted in both PND and in WTH. 

 

Sales Activity:

 

Category – see Book Statistics Sort Order.  There are four Category 1 – Residential property types.  Property Types Single Family and Patio are combined.  Property Types Condo and Townhome are combined.

 

# List Sold – represents the number of listings for that row  that sold during the Reported Date period.  Example:  there were 1,217 Single Family/Patio listings reported sold during July 2004.

 

% of List – represents the percentage of sold listings when that row is compared to the # List Sold grand total.  Example:  1217/1496 = 81.4%.  Out of all the listings reported sold in July 2004, 81.4% of them were Single Family/Patio.

 

Total Dollar Volume – represents the total sold dollar volume for that row.  Example:  $284,461,074 represents the total sold dollar volume for 1,217 Single Family/Patio listings sold in July 2004.

 

% of Dollars – represents the percentage of that row compared with the Total Dollar Volume grand total for that column.  Example:  $284,461,074/$329,260,539 = 86.4%.

 

Med Sale Price – represents the median sales price for all the Sold listings in that row.

 

Avg Sale Price – represents the Total Dollar Volume for all the Sold listings in that row divided by the number of Sold listings in that row.  Example:  $284,461,074/1217 listings = $233,739.

 

Med List Price – represents the median list price for all the Sold listing in that row.

 

SP:LP – represents the Sale Price/List Price for the Sold listings in that row.  Value is usually less than 100%. Example:  If a property was listed at $220,000, but sold for $210,000, the SP:LP = 95.5%.  Although they do not display on the report, the system is looking at individual sales prices and comparing it to the corresponding listed price.

 

Avg DOM – the average Days on Market for the Sold listings in that row.  DOM is calculated using contractual List Date to Pending Date. 

 

# List Co-op – represents the number of listings in that row where the Listing Office ID# is different from the Selling Office ID#.

 

Co-op Dollar Volume – represents the total dollar volume of all the Co-op sales in that row.

 

% of Dollars – represents the percentage of the Co-op Dollar Volume of that row compared to the grand total of the Co-op Dollar Volume.  Example:  $248,973,833/$278,684,486 = 89.3%.
