USE A# FOR SHORT SALES WHEN THE LISTING IS UNDER CONTRACT

• It has been reported to RSC that some brokers are incorrectly using the A# status for a short sale listing that is not under contract.

• Please do not use the A# status for short sale listings unless the listing is under contract (both seller and buyer have signed the sales contract, regardless of whether the sale is contingent upon lender approval),

• Also, at the time the listing status for an under contract short sale listing is changed to A#, you must select “Short Sale” in the Optional Notices/Disclosures field, if you have not already done so.

ThreeWide ListHub – a Marketing Tool for Listing Distribution:

• RSC recently licensed Threewide Corp. to help the Designated REALTOR® (managing broker) distribute their office inventory to various Internet destination sites.

• ThreeWide’s “ListHub” is an automated tool that uses the PPMLS “IDX” file of limited information for A, A# and UC status listings. Office inventories are extracted and sent to destination sites that the managing broker has selected from the ListHub menu.

• Destination sites include Google Base, AOL, Yahoo!, Cyberhomes, Zillow, Trulia, InvestorLoft, FrontDoor.com, and many others that could be selected based upon the brokerage’s individual marketing needs.

• Participation is voluntary. However, RSC has provided this service in response to broker’s requests to RSC to help them disseminate their office listing inventory.

• There is no charge to the brokerage for the “base” service that enables the managing broker to distribute the office listing inventory. However, service upgrades are available for an additional fee.
