20-YEAR ANNIVERSARY OF PPMLS AREAS
2008 marks the 20-year anniversary of the current MLS Area boundary system. The system to associate the MLS Area to the property tax schedule number was innovative back in 1988 when the project was created and spearheaded by Harry Wedler, Patrick Buick, and Zane Bowers. Our understanding is that the PPMLS was the first MLS system “West of the Mississippi” to have such a system.

The group took the concept one step further by tying the Top and Side Coordinate system (to section the County into one square mile grids) to the table. As a result, the Area Look-Up Table assigns the MLS Area, Top Coordinate, and Side Coordinate based upon the first four digits of the tax schedule number. Their foresight, which required that each listing have a valid tax schedule number when it is input into the PPMLS, has enabled us to take advantage of new technology where tax records are linked to other products such as aerial maps.

Every few years, the Area LUT is updated to accommodate new growth and development within the PPMLS market areas. As a result of a Task Force formed earlier this year, the following changes will be implemented in the December 2008 Tempo Publish:
1. Section 5306 will be pulled into BRI.
2. Taking into consideration the development of Banning-Lewis and Claremont properties, a new Area called MRK-Marksheffel will cover the area east of Marksheffel, west of Meridan, south of Woodman (except for section 5312), and north of Drennan (including four sections formerly in F/V).
3. A new Area called FAN-Falcon North will include 19 sections from the southern part of Black Forest and sections 5312 and 4306 from FAL.
4. The Area DEP will be changed to D/P-Douglas/Parker.


DISCOUNTED MAPS
Each Area boundary change must be coordinated with map reprinting. Consequently, new, updated maps will not be available until January 2009.
• The Colorado Springs City fold map will have Top and Side Coordinates.
• The Colorado Springs Regional Atlas/book map will have MLS Area Boundaries and Top and Side Coordinates.
• The Teller County fold map will have Top and Side Coordinates and a small MLS Area map insert.

The current inventory of Colorado Springs City fold and Colorado Springs Regional Atlas maps are now discounted to lower prices of $3.50 and $10.00.
