What's Wrong with this Picture? There is a direct correlation between several data fields in the PPMLS TEMPO® System: Zone Entity and Zone: Just because a property is located “in town” does not mean that it has been incorporated by the city. Ensure that the Zone code that you input on your listing is appropriate for the Zoning Entity. For example, on the El Paso County Assessor’s website, the property may have a link to a City or County zone code: City Zoning for Parcel #7323401XXX is: PBC/cr County Zoning for parcel 5520404XXX is R1 In some instances the zoning is not available: Parcel (5320405XXX) is not currently included in County Zoning. Contact County Planning Division for questions. (719) 520-6300 For those properties, use Zone: Unknown, and Zone Entity: Not Available. Zone Entity and Existing Water: If a property has not been incorporated by the city, would it make sense to select Municipal for the water source? The correct choice could be Association/District. Zone Entity and Street Description: Again, for unincorporated properties, the correct choice for streets could be County Road instead of City/Town Road. Sale Condition and Association Dues: If the property has a Leasehold Title Interest in the Land, it would be wise to check to see if there is a value in the Association Dues, and also the Dues Frequency fields. |
