LIMITED INVENTORY - MORE RESOURCES
We’ve heard from many sources, and PPMLS statistics bear to the fact that
overall the available listing inventory is low, and especially in certain
Areas and price points. Were you aware that you are just one click away from
additional inventory which may match your buyer’s needs? Since 2003 RSC has
had a license agreement with REColorado (formerly Metrolist) and IRES to
exchange limited listing information.
Each entity provides to the other two entities active and under contract
Residential and Land listings. Sold listings are available up to six months
back. This information is available to enable you to show properties (with
the offer of compensation), as well as create a simple CMA when these
properties have been listed by brokers that participate in those two other
From within Matrix, simply go to the Matrix home page. Under the “External
Links” widget you will find options for the “REColorado Search” or the “IRES
Search”. The links take you, (without having to log in again) to the
appropriate entity within the PPMLSAnywhere application.
Within PPMLSAnywhere you may search, display, print and email. You may
search activity for a certain number of days back. If you need to monitor
activity in REColorado or IRES on a daily basis you may create a Saved
Search and Auto-Email.
PPMLSAnywhere is refreshed every 30 minutes. Auto-email runs at 7:00 a.m.
PPMLSAnywhere is also mobile-enabled.
As of this post, the PPMLSAnywhere system currently has over 400 El Paso or
Teller county active-status Residential listings from the REColorado system.
There are eight listings from IRES.
The Matrix system accommodates 36 photos/images.
• 7% of Residential listings only display one (1) photo.
• 50% of Residential listings display 24 or more photos.
In a fast-paced market where some properties go under contract quickly you
may be tempted to only enter a few images. But remember, at some time in the
future you or a peer may need that listing for a CMA and would appreciate
The ability to syndicate to Zillow and Trulia from ListHub ceased as of
April 7. To accommodate PPMLS Participants, RSC is in the process of
negotiating a separate data license agreement with Zillow Group (includes
Trulia). If negotiations are successful, RSC will then modify the Add
Listing function in the PPMLS Matrix system to allow listing brokers to
self-direct limited RES-Residential and RNT-Rental content for their listings into
a file that will be made available to those destination sites. This is
a priority for RSC, although we do not have a date if/when this will be
available. An email will be sent and an announcement posted if/when
this process is available. In the interim, please note that these
destination sites have a manual process whereby brokers may
