PPAR/RSC Announces New Policies for PPMLS Listings and Sentrilock
Colorado Springs, CO (April 24, 2017) - Per the RSC Board of Directors April 2017 meeting, the following changes have been made to the PPMLS Rules and Regulations and PPMLS Listing Input Policy.
- Effective May 1st, 2017 - FSBO/Non-Member Sales - Listings that are input by the Selling Agent
These listings must follow the 72 hour input rule. If the listing is input within 72 hours of the Sold Date there will be no charge. If listing is input within 73 hours up to 30 days of the Sold Date a charge of $100 will be applicable. If the listing is input after 30 days of the Sold Date the listing will be deleted. Policy When Not Submitted By The Listing Office
- Effective Immediately - Residential Property Category - Notices
Add a new Choice, "No Access" to the Notices field. This choice will bypass the requirement of room dimensions to be entered for rooms entered under the ROOM Tab in add/edit as the property will be considered not accessible to obtain those measurements.
- If a participant selects No Access but allows Showings to a property, this action will be a violation of the PPMLS Rules and Regulations and room dimensions will be required.
- It is the responsibility of the PPMLS participants to provide room dimensions for rooms entered in the Residential property category with the exception of bathrooms.
Effective Immediately - Residential Property Category - Detached Living Quarters included in List Price
Square footage and the rooms entered on listing input should be for the primary structure only. Secondary residences such as; but not limited to; a cottage, 2nd home or apartment above a garage, are considered detached living quarters and the square footage and room values should be entered in the Detached Living Quarters included in List Price field. The Detached Living Quarters included in List Price field has moved from the LOTS tab to the SQ FT tab to accommodate this policy.
Effective Immediately - Directions
Detailed directions to the property are required. The use of verbiage such as but not limited to only: "Use GPS" or "See Map" will not be allowed.
Effective Immediately - Day Code Abuse
PPMLS participants that use Day Codes instead of purchasing a Sentrilock key will be considered Day Code Repeat Offenders and the following policy has been put in place. 1st offense will be a Warning, the 2nd offense a $200 fine, and the 3rd offense will be no MLS access for 30 days.
Note: This policy does not apply to current Sentrilock key holders that may need to get a Day Code for emergency purposes.
